How a Toronto condominium cut chiller energy use by 31% — without replacing a single system.

Applewood Landmark, 1300 Bloor St. Two aging chillers running below their potential. No one had ever measured exactly why.

The Problem

The building’s two Trane chillers were running well below their designed efficiency — but nothing was measuring where the losses were actually happening.

The Approach

Renteknik instrumented the entire chilled water system — temperature, pressure and power, on both chillers, their pumps and their fans — to find every point of loss. Deviations from manufacturer spec pointed to specific fixes: resetting chilled water and condenser temperatures, correcting flow issues, cleaning a fouled condenser. Where it made sense, we went further — variable frequency drives, cooling tower refurbishment, a full chiller overhaul.

The Results

Measured, verified savings — not modeled ones. The monitoring stayed in place after the project ended, so the building can see the moment performance starts to drift again.

Efficiency you can measure, not estimate

Once every chiller, pump and fan was instrumented, the losses stopped being invisible.

  • Constant chilled water temperatures replaced with a reset strategy
  • Condenser losses identified and corrected
  • Cooling tower and chiller overhaul added lasting capacity
  • Monitoring stayed in place to protect the gains

The system that found the savings is still running — watching for drift, not waiting for the next audit.

Not a one-time fix. A standing baseline.
